Features:
Custom-built tiny house holiday homes, complete with all the equipment, each with 20 sqm living area (15 sqm ground floor + 5 sqm gallery), 10 sqm covered terrace. The houses are of light-frame construction on steel chassis. All the equipment of the house is included in the purchase price: mechanical equipment, technical equipment, furniture, kitchen equipment, bed linen, etc.
The plot has a surface of 500 square meters, of which 300 square meters are land and 200 square meters are water surface of the fishing lake. The plot has a direct lake frontage, landscaped garden surrounded by hedges, planted with trees and lavender, with automatic irrigation system. The plot
Main features:
500 square meters of land, of which 300 square meters are land and 200 square meters are water.
The plot is part of a 22 hectare private undivided common property consisting of the lake, the surrounding land and the road network. It is classified as an Exempted fishing lake. It is exempted from cultivation, so no notice is required, but other owners have a right of first refusal, which they must declare. This will be arranged by the seller.
The rights of use between the owners are governed by a Sharing Contract, which gives each owner exclusive rights of use of his/her piece of land. In practice, this means that the land part of the plot can be used exclusively by the owner, while the water surface can be used jointly, but only for fishing, subject to the rules set by the community. Swimming, boating and sports on the lake are strictly forbidden!
The lake is managed by a company of owners, which ensures a continuous water supply and fish installation. Matters are settled at regular general meetings, with specific activities being dealt with by the company manager. Fishing rules are also set by the general assembly. To cover the costs, all owners are required to pay a common fee, currently HUF 9.000,- per month.
The lake is part of the Szilvássy Fishing Village, which currently has 7 lakes and is in the process of creating more. A good quality unpaved road of about 1 km leads to the fishing village. Access to the whole area is only possible through a closed main gate. The main owner of the area operates the gate, cleans and maintains the roads and the vegetation surrounding the pond. Depending on capacity, owners can also contact him to maintain their own area.
Public utilities:
The main owner provides drinking water to the plots in the form of a private well with a deep well pump. The water is piped to the plot. The water supply for the houses and the garden irrigation is branched off from here.
There is no public waste collection service on the site. However, the main owner of the site will arrange for the collection of the waste by his own means, after it has been deposited at the collection point he has designated.
Electricity (32 amps per lake) is supplied to the plots after a main meter. Each plot also has its own meter, on the basis of which it pays for its own consumption. Due to the number of consumers, there are occasional voltage fluctuations, for which one voltage stabilisation device per house is included in the purchase price.
A 3 cubic metre sewage collector collects the waste water on the plot, which has to be emptied occasionally.
There is no mains gas at the site, so the kitchen hob is supplied by an LPG gas cylinder installed behind the houses.
Internet is available via a WIFI router with SIM card.
The garden:
A white painted farm fence borders the garden at the street front of the property.
Most of the garden is laid to lawn, protected from below by a mole net. Irrigation is provided by a programmable automatic irrigation system.
In the centre of the plot are three acacias (Robinia pseudoacacia Casque Rouge) with dark pink flowers. These fast-growing trees flower in late spring/early summer and provide ample shade in summer.
Lavender (Lavandula angustifolia), the jewel of the garden, covers the lakeside copper. The flowers bloom in the first half of summer, perfuming the area and attracting butterflies and bees. They produce enough flowers to present neighbours and guests.
A Turkestan elm hedge (Ulmus pumila) borders the street frontage and the neighbours. It provides a virtually completely opaque, natural screen.
The rest of the plot, including the area under the houses, the internal paths and the terrace, is covered with a layer of gravel, under which geotextile protects against weeds.
The waterfront is protected from erosion by a rocky barrier.
Parking is possible in the street in front of the plot, shaded by willows (Salis alba Tristis).
The houses
The technical characteristic of the houses:
The 2 custom-built tiny houses were built in Budapest, delivered to their location in full completion, with a trailer. One was completed in 2019, the other in 2020.
The houses are built on a purpose-built steel chassis. The chassis, and therefore the house, measures 2.5x6 metres. The height of the houses is 3.5 metres at the higher end and 2.9 metres at the lower end (+ concrete pillars).
The multi-layered walls are 13 cm thick in total (external wood/steel cladding, air gap, thermal insulation, wallboard cladding, graphite polystyrene insulation, wallboard cladding, vapour barrier film, air gap, internal wood cladding). The same layering system on the roof, where the external cladding is galvanised steel trapezoidal sheet. The floor is covered with steel sheeting at the bottom, also insulated with graphite polystyrene, and covered with OSB on top.
The external cladding is a combination of steel trapezoidal sheet and pine. The wooden parts are coated with Tikkurila Pika Teho paint.
The windows and doors are made of heat-bridge free, five-air chamber 70mm plastic profiles with galvanized steel reinforcement, high flexibility EPDM gasket, multi-point safety hardware, gap ventilation, anti-failure device, double glazing (Ug=1.1 - 4/16/4 mm). Profile K value 1,4.
The plumbing consists of five layers of insulated pipes. Waste water from the toilet and sink is collected in a 3 cubic metre sewage collector. Greywater from the washbasin and shower is drained to an underground sump.
All the houses have LED lights. In addition, the houses have a timed extractor fan in the bathroom, a cooker hood in the kitchen and an under-counter fridge, a remote-controlled wall fan and a heat pump water heater. There is no air conditioning or heating in the houses.
The water heater is an Ariston Lydos Hybrid WIFI 100 litre heat pump unit, which can produce hot water using only 230W. Thanks to the WIFI connection, it can be controlled remotely, which is very efficient when it comes to adapting the water heater to the different needs of the guests arriving at the hostel.
The kitchen gas hob runs on LPG gas. The cylinder is stored in the storage outside the houses.
A fire extinguisher and smoke detector are installed in the houses.

The accommodation
Since 2020, the houses have been operating as a private accommodation for 6 people, which has been running economically during the covid and has already had some returning guests. The sale will be accompanied by guest and turnover data for the past years, which are available in the databases of online accommodation portals too.
The property is rated 10/10 stars on szallas.hu, 5/5 stars on airbnb.com and 9.7/10 stars on booking.com. It has also won Traveller Review Awards on booking.com in 2020, 2021 and 2022.
The accommodation service is registered with the local municipality, with the National Tourism Agency, has an NTAK number and uses the mandatory data reporting system "Vendégem". The current owner operates the site as a taxable private individual and invoices using NAV Online invoicing. The new owner can continue in the same or another business form.

Operational concept and return on investment:
We have adapted the basic concept to the capacity of our family that runs the accommodation. This is not the main activity of either of us, so we have been able to focus on it only to a limited extent. In line with this, the main target group is foreign guests on longer holidays. Therefore, the accommodation has so far only operated during the summer months and we have accepted bookings for a minimum of 5 nights. This has been compensated by below average pricing compared to other specialised accommodation of similar quality in the country. This has more than doubled the number of nights by 2022 and is expected to continue to grow in the coming years, even if the new owner does not change the basic concept.
But the real opportunity lies in changing the basic concept:
- extending the season to spring and autumn,
- lowering the booking minimum,
- raising prices to average levels.
This would require investment in technical improvements to the electrical network, which would allow cooling and heating to be installed, and in amenities such as streaming movie channels, a jacuzzi or a jacuzzi, which would make the accommodation more attractive.
These could be implemented to plan for orders of magnitude higher turnover.
In short:
From mid-March to the end of October, there will be approximately 230 guest nights per house.
Depending on the season, a house can be rented for 40-50 thousand HUF per night, in line with the prices of comparable accommodation.
On this basis, even at 50% capacity, the combined revenue of the two houses is HUF 10 million per year.
